Investment property valued at say $700k with a mortgage of $500k and being rented for $40k pa
A mortgage increase of 5% on $500k over the timeframe left is far greater than a rent increase of 10% on $40k
Let's say you don't have a mortgage... You're not even getting anywhere near 3% before tax, oh deary me! Go have a look at fixed interest hahahaha, there's even TD government backed paying 5.25% RISK FREE----unlike property that has hassles with tenants, increased taxes and levies, maintenance costs (how do people afford that these days), and capital losses to look forward to!
Let's say you do have a mortgage... You're going backwards in this climate! Unfortunately you can't sell a wall or a ceiling, or the second toilet to get you through the hard times.
