    Why 2001? The long term trends that the likes of Steve refer to go back a long way before 2001....

    Are you able to provide a trend graph that takes into account any changes at all in demographics and purchaser behavior as listed above?

    Pretty much every 20 something I talk to now either stays at home well into their twenties to save a deposit AND once purchased rent it out whilst continuing to save/pay down the debt.

    Its changes and adaptability like this that the bears have totallly failed to take into account. Unless owners are FORCED to sell via high interest rates you just arent going to get any price relief.

    The bears have been wrong for more than 10 years now-not one of them had the foresight to take into account adaptability.
