You obviously have no idea what is going on in the world but like to pretend that you do. I am pretty sure you will find its the fastest growing capital city in Australia. The main reason the value is falling slightly is the amount of 3x1 subdivided villas being built. 300-350m2 blocks which they like to call "affordable living". Its not really comparing apples for apples when they have no backyard these and dodgy fittings but at least it is "affordable living"
So if the house price is currently dropping in Perth you could call that averaging down.
