    I started too early on this, my average is $2.40, but still feel comfortable.

    Risk is all on time, not price, its just a matter of when governments push interest rates back down. Inflation works in our favour at this PB ratio. Worst case scenario i see would be if they had to reduce debt so sold an office or two below book value, but not a chance it would be discounted as much as the SP currently is.

    Its all cyclical, and we are near the bottom for the sector, replacement costs for offices are increasing from inflation, they will flow to us eventually in increased rent and asset values. And work from home sometimes doesnt mean no office desk, so thats not a game changer.

    SP is getting pushed around based on bond prices from my observations, watch the big volume trade at closing auction.
