If a bid goes into the Range Quoted it should be “On the Market” to be sold at the final bid once it hits the range.

But they piss fart around, with no bids and then a vendor bid to get it started. Then maybe someone bids. And then maybe someone else bids and then after a while, they may say it is on the market. May say it is on market.

If it is in the stated range it should be “One the Market” to be sold to the highest bidder.

If it isnt the quote range was a LIE ! Illegal.

What you state is impossible and can't work

I know that many agents are too flexible with price range but it is never a significant part of an auction and would you prefer to have no range specified ?

The rule is Caveat emptor and if the buyer has not done his/her homework, more fool are they

Do you still not understand the agent works for the seller NOT the buyer
