"money flows where it can gain the best return" - so its also, or more so back into the US of A - back to square one .......
the other advantage of investing in the US is that a profit would be made with the widening currency differential ie. as the $A slides below 80 and into the 70's......a 10% gain over 12 months to 18 months would not be an unreasonable expectation.......
While our property may appear cheap in other county's currencies, any capital gains the think they will obtain here will likely be erased by our own currency's depreciation..... anyway your right it is definitely happening big time ...... I have numerous anecdotes in this regard ..
