Get a view point or location and vacant land is priceless.Like anything you buy it can always go bad.

I doubt it, they knock down established places for the chance to build on vacant land

Sometimes why commercial investments in land are very attractive as the council dictates where you can establish a business.
Try a house with approvals for multiple dwellings on the land .Its land value is higher because even though it has one dwelling its zoned multiple so you can change your investment if so need be or next purchaser can.
Not always cheap to get a rezoning approval !
Good areas to watch in falling markets imo.
Particularly if you get falling building costs and your planning on building.
Slum areas close to city hearts are now the premium land value areas and they were not always!
