    I also agree with Maylands for an apartment or unit. I lived in Hubert Rd from 92/2003 and owned 2 units(1 in Falkirk,1 on Peninsula Rd), did extremely well, too well, in that period.

    Maylands is a very odd area, imo. Some nice pockets that make you think you're in Mt Lawley and some real hell holes. What were they thinking when??? Developers went ballistic in the 70s with some bad development strategies that created some 'demographic deficiencies.'

    Kathleen ave, East st and Peninsula, to name 3 off hand, need urgent attention. You don't have to level the lot. In circa 95 a unit complex on Joseph was ahead of its time. They turned 3 floors into tri level apartments and built a few on spare land(excess lawn etc).
    Maylands has the potential to really become a trendy suburb and become an extension of Mt Lawley, with a beautiful river as its back drop.

    And The Gables, what can we say??? Million dollar 9 storey views, albeit, as run down as a you can get. Consolidate it into 3/4 units per apartment.

    Perth wastes a lot of suburbs. The best part. If you have spare cash you can buy anywhere you want, any time, within spitting distance of the city. So in a way the lack of progress is a godsend.
