    No one mentioned about getting your agent to supply a comparative price report of properties that have actually sold in the area.

    This has to be an un-filtered list IE make sure that the agent does not remove properties that are not flattering to his story

    All agents have access to data of sold properties and contacts with the industry means that they can get information that has not hit the data banks yet.

    What you are looking for in a falling market is the trend IE the rate of fall so that you can get an accurate figure on your house.

    Find the figure add 7% and put it on the market to sell, not try to sell or test the market just get rid of it prior to it falling further.

    There is no relationship to average weekly income so forget that, it is purely supply and demand and if the only buyers are greedy investors that is who you have to deal with at the best price you can get from them,

    What you think your house is worth is totally irrelevant
