    you only need to watch China, buying our resources...
    the others are all basket cases
    the carbon tax will be gone..under a new govnut

    no one is suggesting you rush out and buy
    nor will we return to 10% rates
    but people are buying, cause they want their own home, and interest rates are good at between 6-7%

    confidence will return

    a fhb should never borrow more than he can afford,
    I would think under $200,000 @ 7% interest would be the limit


    after the 1987 stock market crash, the gurus expected the property market to also crash....huge crashes....ditto as they are at it again today

    the media flooded the news with stories about how bad the crash was, just like they do now....everyone predicted
    massive slides, discounts, ...................

    but if you actually look at the property prices during that period, the facts and reality was normal growth...

    I dont have the link on this lap top...it was ABS with house prices from 1986 to 2006..prices went from 80,000 to 400,000 in 2006
    the most interesting thing was , property was supposed to be dead, no one wanted to touch it....as per the media and its saturation of the subject

    but in the background, people were interested, and the prices continued on their long term trend upwards

    when I went on my buying spree, the re agents were only interested in the stock market, they bragged of big profits, they seemed uninterested in selling houses...
    they were making more money in stocks, and then the tech wreck, sent most back to earth....
    some people are mesmerised by the media, believe everything they read, looking for bad news, they will soon find it
    when the media finally woke up to the facts in housing reality prices, they could not believe it, then they screamed this boom had to bust.....after 15 years....of normal growth....that was in 2004/05
    then the gfc hit in 2007...5 years ago....
    some of us have finally been out spending in retail, we can smell the blood of recovery...
    I plan to either build or buy a bigger house, in the future
    there is no rush, no pressing mortgage.....
    thats why people dont need to sell for a lower price...
    why you only see low discounts...
    the median is not the figure to use...it could include a nice house, but a massive old high rise next door, so that house cannot be compared to the same house, without a high rise next door...
