S not meant to be there suffice to say accepted practice by real estate industry in Perth if the market is tight don't give more than a 6 month lease. If market is opposite then long lease. These folks are playing it safe for whatever reason but have negotiated an extra amount to secure their home because they may want their kids to have stability for 12 months and so on.
