    Case can be made for the flexibility of renting - no question and the merits are easy to see if you don't want to be burdened with a massive mortgage.

    However there is little to compare with the joys of home ownership if the debt is low. Each situation on its merits I guess and must confess that if I were starting out I would be very nervous to be sattled with a $400-$500k mortgage. Every .25% up or down on a figure like that hurts a heck of a lot more than did the same percentage points when mortgages were sub 100's.

    With the baby boomers moving to retirement not all the family homes will be sold as a lot here believe , that is 2 decades away anyway, hopefully a lot will be bequeathed to the offspring to give them a leg up.This is nothing new and may take on more with the current dynamics in Oz. So you bears hope your folks used the last boom and that is not said as a jibe. Many are currently assisting with substantial deposits, guarantees etc
