One intheresting variable that is slowly playing out is that baby boomers are now forced to release funds by downsizing their main residence in order to top up the deficiency in their retirement funding caused by the GFC and post GFC sharemarket weakness.
All factors at the moment point to a continuation of the property price downturn for at least the short term, which more than likely will be followed by a longer term period of relative stagnancy in prices.
