Additionally you decide to buy a distressed property, of which there have been many in Australia over the last year slowly being drip fed into the system. At what level you buy is also subjective which essentially places you fairly and squarely in the investor camp.
Seems the point of difference is that you are a cash purchaser if I understand things correctly.
