    Hi Specialist - yes great point. And as they create more and more enemies among their client base they will also move. The reserve ratio is where it is all at as you suggest.

    I do not blame property investors these are exceptional times and if you do not have that specialized knowledge or know where to get it you could easily miss it. The media drivel does not help educate investors on the dangers either.

    Passive 1 - yes but for a small fraction of the retail price and can flip it well under market value to a value buyer even in this market. Take care.
