Maz personally at the moment I wouldn't invest in any property that I can't manage closely with relative ease.
My model is to buy the cheapest properties I can find in the outskirts of of Adelaide as they offer the best income return. I do it all on borrowed funds and overall my portfolio would currently on average break even with all costs with no additional income put in. Overtime as rents increase the portfolio will become more positively geared.
In order to contain costs a significant chunk of my loans are in 15 year fixed rate loans.
