Thanks Maz, some bears here don't like being challenged and as such it is just an automatic thumbs down when they see my nick but who cares. More than happy to share and learn from others.
One thing to note that is that due to my very hands on nature I can keep my costs to a minimum as I manage the properties myself and do pretty much all maintenance. This is clearly not possible if the property is not readily accessible to you.
