You're right, some idiots you just can't please. Discount rates of 5% are pretty standard at this stage, no-one talks of 12.5%, that's just designed to make sure you never invest in anything.

Can't see the banks lending 100%, just doesn't happen, so there will have to be a degree of equity involved I'm sure. I just hope the price keeps moving up.....new equity at +90c looks alot better than 75c a month ago.
