    I hope for their sake that recent buyers didn't use my money/other people's money to lose 13% of their properties value since 2010...

    Doesn't sound like 'reaping the rewards' to me, lol.

    I'm perfectly happy to believe that you (Kincella) are rolling in historic capital gains, but FHB's and recent upgraders etc feel rather differently about the market if they have entered in the last couple of years.

    Prices may indeed rise this year and next as Mr Chrisopher suggests (although I'm yet to be convinced how those rises can be paid for), but for now the fact is that over the last two years it seems the scaredy cats have had more bite than the tigers.
