    That said long term planning is essential but as always that will change depending on your age.

    UT, you fail to understand that in investing, one size DOES NOT fit all. You look through a prism of what suits you is the ONLY way. This is not so.

    I, for example, am 70 years old hence my statement that I have no interest in what might happen to property in ten years. I had mentioned this before but you may have forgotten. But what is there that you don't know about these bears you despise so much which will influence their decisions? It may be a simple understanding of themselves, knowing their strengths and weaknesses.

    Stop preaching and stop putting people down who don't see things your way.
