    dennis you have missed the most important part,

    supply and demand, sydney and other capitals have a large net migration every year , majority of them are from overseas. this is what forms the underlying base on ppty prices , .and they arent refugees ..........

    when that becomes -ve you might be right, but until then, sorry dude
