    I read a lot of posts in the property forum about how people who call them selves investors just increase rents and don't give a damn about the tenants of which there are plenty according to them, well most of the investor property owners are not true investors, most of them have no clear cut plan of what an investment is, what their aims are, many just buy a house and then call themselves investors, there is a lot more to it than that.

    If you invested in fine wine would you just throw it in a cupboard and not worry about it, would you store all you valuable paintings in a damp storeroom, if you were a proper investor you would not.

    Then there is the law, a tenant is given under certain conditions a title to the property and as such has far more "rights" than many owners are willing to give them.

    How many investors out there have actually read the law and made a study of it so that they are aware of how much they can legally do?

    Yet very few Investors apply themselves to get the best out of their tenants, do your tenants do any small maintenance jobs on the house automatically or do they scream for help if a door or window does not shut properly?

    Any investment that you make money from is a good investment but are you making the most of that investment are you getting as much benefit as you could?
    Do you know how much the value of a property goes up if you have a a tenant who is a whizz in the garden?


    There are a number of old sayings which all mean the same "There are no bad children just bad parents", "there are no bad workers only bad managers".

    As with most things being a landlord or a tenant is a two way street and requires consideration from both sides.

    Almost all of the investors that I have ever spoken to who have had bad experiences with tenants have themselves to blame, agents who are slack and don't do the required work, owners who make friends of the tenants, people who just do not have the foggiest idea of what is required to control an investment.

    Just as a final fact, do you know that of all the tenants out there there are about 5% to 10% who are gold, they will make you money let you sleep at nights and relieve you of stress, and they are the ones who can walk in and get any rental they want if you do not respect them.

    I have been a tenant when it suited me and i have had more investment properties than you could dream of, so don't categorize me into your fantasy
