If you saw the link it is 410 per week not 460 per week. So 50x52 weeks. The $2600 needs to be factored in that equation.
Metaphors aside; at this point in time, I feel a median price of $528k is irrelevant when basing the higher end houses in this higher socioeconomic area bump up the median a lot. AS you said, previous 3 qrts were down. And RP data is pointing to a lot more downside with this graph
