I sometimes think when I read this forum that it is a shame that there are not compulsory truth tests required before post are accepted
I do find a lot of it amusing and as with the political forum I have to wonder who is doing the posting.
Certainly if some of the posts are true it is no wonder that we get so many bad tenants.
Its the chicken and the egg conundrum. Are tenants so bad because of the stupid, greedy and non caring landlords or are the landlords like that because of the things tenants do to their properties.
If you do not maintain and improve your properties and respect your tenants, guess what, they will treat you the same way
The rental component is but one small part of the total, cap gain, neg gearing, a property that looks better every year, there are many aspects to make the whole, I expect that in truth most landlords do not actually know what NET return they really receive. I spoke to an investor recently who considered that it was normal to clean house and garden and partially paint at every tenant change.
Rent is purely a market driven figure, because you made a bad purchase and are not getting enough return is no excuse to make the tenant rectify your bad judgement by raising his rent.
It is due to the bad landlords that the socialistic do gooder bureaucrats bring in stupid laws to protect dead beat tenants, which makes the good landlords suffer
