Shareholder, in answer to your question why it should be any different this year, I think the sentiment environment for the stock has changed. The high values up to the 260-70s was takeover speculation value, the decline and recovery to first TOL announcement was speculation of realisation of its business plan, and the decline since then has been value expections around TOL uncertainty. All through there has been no completed plant and no production run.
Stage 1 is complete, and in first production phase, stage 2 76% complete and there appears a reasonable expectation that TOL uncertaintly will finish.
I am not disputing your value estimates and low and high range, just suggesting that the 'fundamental' sentiment environment for the company has changed.
