I wonder where all the recent smugness has come from?
A new year, new hopes. Fact is property has been a pretty average investment over the last couple of years.
Rents flat and expenses going through the roof with negative valuations. Probably down 10% once you take into account inflation. What a terrible investment.
Is it smugness or is regret for all those who 'liquidated' their share portfolios at the bottom of the market to invest in housing at the top now to see the share market storming along. In that case you might be 30% down...ouch!!!
