i have been telling this to many people but many still do not understand it.
I have come to the conclusion that most investors only soak up company presentations and often get fooled.
This is very rampant amongst underground miners where steep declines are not incorporated into "cash cost".
How unrealistic is it? Sure you are treating high grade ore at low cost but totally ignoring the expensive declines to access it.
