I don't think anything needed to happen for the SP to rise, I'm more puzzled as to why it fell so hard. The SP is way out of whack.
These retirement villages are great tax effective investments, especially if you can negative gear them at interest only. I plan to buy some myself if I ever have enough cash. That might be quite a while away.
