Hi Ser,
Research methods generally fall into two catergories: quantitative and qualitative. Both methods need to be employed to conduct thorough analysis.
For example, quantitative methods that analyse national listings, vacancy rates, immigration rates, credit growth, consumer sentiment ect, are of some use. They need, however, to be deployed in conjunction with qualitative methods, such as driving around suburbs, attending open homes/auctions, visiting new estates, speaking with state and local governments and non-government organisations and developers, ect.
Hope this helps.
