3MM is easily commercial as a conventional well this close to a market but as I said above, it almost certainly won't be sustainable from a fractured reservoir.
Once the fractures empty the rate will drop. Note that MEL didn't say the EXTENDED production test rate was 3MMscfd.
Also note that it only flowed 3MM from a 7m test interval. Most of the 138m of gas-charged sands will be tight gas sands.
