Well I have a QLD - real Estate licence and Sole and Exclusive agencies are two completely different things -

If someone is appointed a " Sole Agent" they are the only Agent but the Vendor can sell the property themselves.without paying the agent comiision An " Exclusive " agency however means the agent is still entitled to the commission even if the Vendor sells the house to a friend , relative or any other buyer.

So what you have posted you are saying that PLV is unable to find enough buyers for all their product and they still need a marketing agent otherwise the WEG agreement is irrelevant or the new joint venture partner wants the product so there will be no need for a marketing agent..


Coal Kings hypothesis is quite possible PLV may have breached the agreement. So they may be being challenged by Lawyers on two fronts the marketing agreement and the punting of WEG from the J/V
