    Hi cafa !! my plan is of buying an investment property which i will be leasing out say 1 bedroom .. and probably looking at a loan of arnd 150-170k .. which with inflated interested rate of between 6-8 percents would require payments of arnd 1k a month which will can be done through the rent itself.. and for the months it wont be rented out(which will be a rare possibility) i will have my super money to pay at that time.. i am still working and will be for a long time.. so even in future if i meet the girl of my dreams and want to settle down.. the rental income would be enough to pay off the loan on SMSF and i would surely leave some leverage in my super account for rainy days.

    Since i am not and wont be taking out anything from my pocket and putting it in the SMSF after i do meet the girl i would want to settle down with, the money from rent and employer super contribution should be enough to cover the mortgage repayments.

    I do understand your concern and all your points are valid. but i will be buying my own personal property next yr, again starting from small(which i can sell anytime i want, incase i need to upsize).i setup an emergency fund years back which has 5 months of salary saved in it. and i also have other investments overseas(from inheritance) which will always be there if i ever needed a cushion. i do feel my strategy is a bit aggressive but since i see myself a bit behind i would like to catch up and running is the best way to do so.

    Kids and house will come, i have a plan for that too ;) i m trying to cover all the holes but at 29, i am still naive and inexperienced. Securing your future is one thing i learnt from my parents and thats what i want to take care of to start with and SMSF investment property will give me just that. if you read the calculation i did up in the thread, you might see me farsight. Do let me know if i missed out something which i should be focusing on.
