Mike..Why should retailers only be allowed to earn a wage yet commercial property owners under your system be allowed to to gouge out all Profit? The opposit should occur .. Commercial rents should be capped if anything as planning essentially creates monopoly siguatiations (especially in new areas where retail is centralized in shopping centres and there is a planned lack of competing strip shops to provide a competitive environment). We all want to be able to shop when we want them blame the retailer for high prices when the landlord is taking a large percentage if gross profit. Risk must be rewarded for both the landlord and the retailer but monopoly situations are causing excessive prices to the consumer.
How many people do you speak to who even know that say 200m2 shops are paying over 500-600k a year in rent on many shopping centres? And you say it's the lessee who is gouging?
