contract vs letter of offer, page-3

hi kingpins, the potential buyer had no houses for sale until he saw my mates property, then he had to fix a couple things before it went to market, s that was another wait, then 2 weekafter listing it was sold, then waiting for cooling off etc then easter... then the agent got him to list with him, while my mate had to wait until 1 was sold, before the agent would even present an offer.. the agent said thats the way its done..
the agent it seems didnt even know what the offr was going to be until yesterday...
in my opinion its bordering on corrupt practice..
bt i will wait and see if a better offer is extracted before my final judgment...
