So you're picking suburbs. Are you "cherry-picking" statistics or are you competent at picking the next suburb yourself?
The trouble I see though is that this years boom suburb is next year's laggard but property is a long term investment with prohibitive entry/exit costs. I think I would prefer picking stocks for the long term where you can exit cheaply if you were in error.
