And what is 'really taking place in the market', Passive? I note comments (from others in this thread) touting upswings and recoveries, but the fact is that prices are still lower than they were three years ago. As for the current year, the ABS Jan-Mar numbers were flat versus expections of a 2% rise, and RPData (who offer more recent numbers) have reported declines both in April and so far in May. Given that interest rates are already at emergency lows, the market looks incredibly weak to me.
