Hairpin agents love to go on about amalgamation but it rarely happens in small lot. Consider this. Would you lose 3 metres of your frontage so your neighbour could make more money. You would need to change title, shift fences etc. You or your neighbour are not going to give the land away if they sell to you they will want a premium, same with you. Paying your neighbour $80,000 for the change from 2 - 3 unit site may not increase the site by any more than $80,000 If you sold to him you have now gone from 20 metre frontage to 17 which makes your site less appealing. Talk to your neighbour but be careful every time I have tried discussions with neighbours they get stars in their eyes and put unrealistic prices and demands on the deal. Sometimes the best action is no action.
