I have been accumulating a reasonable holding in this stock whenever the price has pulled back below $2.40 (nearly 9% fully franked assuming 21c div is maintained). Don't need to see much capital growth to like that sort of grossed up return).
But I did not expect the recent increase in price and am not sure whether it still represents value with a 7% ff yield. Yet it appears the broader market does, maybe because of lower interest rates supporting housing, or the growth/recovery in Queensland, or maybe just confidence returning that the dividend will be maintained in a market that wants yield.
Regardless, I will hold, but don't see myself adding unless there is either a pull-back in price or some very convincing news or a hint of higher dividends.
