Why? Is it to give the house an extra room? How many rooms does the house have now? Are you going to rent it out seperately or part of the whole package? Are there people looking for houses to rent with 4/5 bedrooms in your area?
Obviously I wouldn't put a granny flat on a rental unless I was going to make money from it.
Are you only interested in resale value V rental.. And if so, have you assessed if you will make money from the sale?
Will/can it double as a games room?
Because I do not know your individual circumstances or the layout of your current house I can not comment with certainty.
The main question would be WHY?
