If you're talking about a stabilised earnings profile then I agree with you that it's undervalued, but unfortunately we don't have one of those yet!
Hence I think given those risks that need to be factored in, and the div cut that's now a reality, this is reasonable value.
If they can return to positive EPS growth then even with the reduced div yield I think we'd be looking at $3.80 plus.
