I'll reply to you and Moon in the one post . Pretty convenient that of all the charts you can google , Moon uses the one that starts in '87 to support his argument .

What happened in the late nineties/early 2000's ? Big spike there . Not from negative gearing . How does that work ?
Oh , and by the way . Still nobody has been able to tell me when negative gearing actually started and why it was introduced ?
All the experts here seem to have their unproved solutions on fixing the property market and yet they can't even answer that one question ?
