Did you say that property will appreciate by 10% per annum over the next ten years?
Think again buddy, we have been in boom times in the last five years and in the last two quarters (in Melbourne) the increase has been $4000 per quarter for the last two.
By my calculations that equates to $16000 for the year ending in the June quarter.
In other words, a 4.9% increase for the financial year if we have two more quarters at this rate.
So answer me this, how do you get 10% if we are struggling to achieve 5% in a boom period?
