how bout this....talk in the paper last week of a change to negative gearing in the upcoming budget on may 13....maybe negative gearing will only apply to new constructions. great for appartment sales off the plan but horrible for existing properties....and listings by number. would certainly causes a pause in volumes at least and as we know not much wiggle room with a pe of 40x
