Dunite there are lots of what ifs. What if you had bought a mortgagee sale in Armadale or Anchorage estate, maybe $150k rise. What if you had rented in a good suburb for $600pw. The point being waiting for price falls to buy in cheap has been proven wrong in every Australian capital.
The small falls when they do happen never equal the costs of rent over the long run. Investors can play cycles but dangerous if renting.
