    That's your portfolio risk not market risk. Market risk is out of your control.

    Rattling off a few thoughts:
    1. A miscalculation in Ukraine causes European banks to call in loans made to Australia. So a sharp reduction in credit
    2. China enters recession, again a reduction in credit
    3. Australia enters recession
    4. Miscalculation by Abbott whose policies cause a decline in demand or in credit growth
    5. High inflation causes by a surge in commodity prices and hence interest rates - how high can rates go before trouble starts for those who just purchased
    6. Property is very illiquid

    So property is not without risk and I believe the risks are steadily growing. Therefore, it was probably a good investment a few years ago but now maybe not
