It's about time that a few owners/sellers sued the pants off some of these R E Agents

The agent is supposed to be a professional and if the owner is just too greedy the agent can say, and should say "get someone else"

The agent is required by law to give professional advice and if the price was revised down the owner should have also been revised down.

Also if you are an in-experienced buyer at an auction please employ your own agent to act for you, I have seen so many people bidding against themselves, these people should not be allowed a cheque book or be out in public without their mother
