A large proportion of property investors just are not that astute as many would like to believe. Most will buy, gear the property, let the tenant pay off over 25 years, periodically go with the family to fix up what is broken, maybe pass on property to the kids etc etc. They generally don't give a you know what about external factors. Long term project and any cap growth is a bonus and if over 25 years they see a 3-5% cap growth COMPOUNDED of course it is a very fool proof safe bet.
