    This is why areas such as Hawthorn, Balwyn and Camberwell were considered to be in the "dumps" in the early /mid 90s.

    Camberwell had started to recover by mid-1994, and Balwyn by 1995. It was not until mid-1997, however, that Hawthorn started to recover.

    Other Eastern suburbs such as Doncaster, etc, did not start recovering until ~1996-7.

    My best buys were in Hawthorn in 1996 (2br unit for $116k), Balwyn in 1994 (2br unit for $107k), and in Doncaster in 1994 (3br house for $207k).
