Have just been thru the same oddity in the same general area Andrew Have put an offer in on a property in Rossmoyne after seeing the previously cheaper Shelley had overtaken Rossmoyne in the "mean stat" stakes. Given that Rossmoyne is a riverside suburb that is the catchment for Australia's highest rated public high school & only 10k's along the Kwinnana Freeway to the city & quite a bit chaeper than neighbouring Mt Pleasant, I think it still has enormous potential.
I figure that a family with a few kids could send them to Rossmoyne High instead of a private school & use the $20k pa saved on private school fees to pay off the home faster, or alternately maintain a better lifestyle using the $20k pa to buy a better home . . . ie @ 7% mortgage $20k pa = extra $280k buying power
