    Who put it to one side?. This is your investment capital. This is what you need to calculate a return on and why leverage into a low risk investment like property only needs inflation over LT to perform well.

    "what happens if the tenant moves out? or doesn't pay? or smashes the house up? you're return is based on about 1 months rent i'd say, there isn't a great deal of contingency."

    And you are comparing this to a listed investment you have absolutely NO control over. These are all what ifs and there are many actions that can be taken to reduce known or potential problems as you have already clearly identified.

    Can't say that with many ASX Listed stocks. Problems seems to be getting worse as far as manipulation and disclosure goes. Not to mention sudden cap raisings, dilution and overnight administration and global equity meltdowns which you don't so keenly point point out regarding stocks, yet very forthcoming with property.

    I'd like to see how TLS goes next few years. Wouldn't be putting my money into Teltra at $5.30+
    case in point, it was $5.73 beginning of SEP. Some did buy at $5.73 and are now down 8% in less than 4 weeks.
